Residential Development Checklist
The City of Mayflower welcomes new residential development, whether individual homes, multi-family buildings, or an entire subdivision, to our city. We want to make navigating the process for developers and builders as easy as possible and developed this checklist to assist.
#1 - Confirm zoning and Overlay District applicability
Identify the zoning for your land and confirm the Mayflower zoning ordinances allow for you to build a home on your site. Ensure you have sufficient setbacks, meet the minimum lot size, minimum home size, and allowable home types for the zone. You will need to ensure your home is R-1SB, R2, or R1MH to move forward with residential construction.
Check both the city zoning regulations and the Heart of Mayflower overlay districts for zoning rules. The Heart of Mayflower overlay districts are in addition to zoning provided for in city ordinances for some parts of the city.
If your site does not meet zoning requirements then you cannot proceed. You may, however, fill out an rezoning application and petition the Planning Commission for rezoning. This is not a guaranteed approval but it is an option available.
#2 - Submit a building permit application
Once you have confirmed you meet zoning requirements for your proposed build then submit your application for a City of Mayflower Building Permit.
Ensure you complete the application fully and send copies of all required documents for a complete review including a site plan and construction plans.
#3 - Receive and incorporate any corrections and notes from the City of Mayflower
Upon review of your Building Permit application you may be asked to make a few modifications to your proposal to align with city ordinances and building codes.
#4 - Submit final plans
Incorporate any changes needed and resubmit your final plans for approval.
#5 - Issuance of necessary permits
Once the project is approved by the City of Mayflower and the relevant Departments you will be issued a Building Permit to begin construction.
#6 - Schedule Inspections
Schedule any required inspections during the construction process for footings, framing, electrical, HVAC/mechanical, and plumbing with the City of Mayflower.
#7 - Final Inspection & Certificate of Occupancy
Upon passing your final building inspections you will be receive your “CO” – Certificate of Occupancy. You are now ready to move in or sell your property.
